Common and soprano pipistrelles, along with brown long-eared bats are commonly found in the UK and are often associated with man-made buildings. Pipistrelles are crevice-roosters and use confined spaces such as those beneath roof tiles. Brown long-eared bats often roost in roof timbers and ridges inside lofts. Providing these species with a roost space beneath your roof tiles or access into the loft space is a great way to encourage them. It may also be required by law as part a mitigation package during a development project.

This set of three bat access tiles provides a bat-friendly access point within your roof. The top tile features a raised tunnel and the two lower tiles have cutaway sections; in combination, these provide a roost space for bats to crawl into. If the underfelt is opened then the tiles will also provide access to the loft space. The tunnel formed by the tiles measures approximately 165mm in length and is 18mm high.

Notes on Legislation

All UK bats and their roosts are protected by law. The Wildlife & Countryside Act, introduced in 1981, gave legal protection to all bat species and their roosts in England. The Conservation (Natural Habitats, etc.) Regulations 1994 as amended (most recently in 2007 and 2009 and better known as the Habitats Regulations), further strengthened this legal protection. Bat-related offences are arrestable. The potential fine for each offence is £5,000 per bat. An offender can also be imprisoned for six months. If any property has been, or is suspected to have been, home to any number of bats, at any time, legislation requires taking advice and precautions when working on the roof. Legislation also requires provision to allow access for bats if they return.
